“I am an architect, so I know a lot about construction and working with contractors. And I love doing residential work because of its scale and the attention to detail that it allows.

So, when my wife and I decided to move permanently back to Connecticut, I thought it would be fun to buy a house that needed renovating.

While living in Connecticut in the Summer of 2021, we found the right house, designed the project, filed for building permits, identified contractors, and negotiated contracts. I thought that I could handle the day to day stuff during construction by phone and computer, while out of state and that my daughter, a local architect, could potentially help out when needed.

But I quickly learned just how much I needed Wheelhouse Property Management and Erik Schmeltz.

Erik came into the project and really shined at helping to keep the team moving and providing the construction quality that I expected. He coordinated contractor needs and work schedules, followed up with them day to day to make sure they would be on site when they were needed. His knowledge of construction and the process itself, along with his calm and even demeanor, were real assets in helping to keep all of the contractors rowing in the same direction and working toward the same objectives. When changes arose, he also helped identify and engage specialty contractors that I did not originally anticipate needing.

I sincerely believe that without Erik’s help, the project would not be where it is today. Erik gave the project the care and attention that it required. Without his involvement, we would have experienced many more of the challenges typical of residential renovation projects.
